The Secret Of Negotiating Power

What is power in a sales negotiation? Simple – it’s the ability of one side of the table to control both the resources that are available to the other side as well as the benefits that they can get.

At all times during a sales negotiation it is your responsibility to be looking for ways to build up your power base while at the same time working to prevent the other side of the table from gaining leverage over you (and thereby causing you power loss).

Where Does Your Power Come From?

All too often when I’m talking with sales negotiators, they’ll tell me that they don’t feel as though they have enough negotiating power to be successful in an upcoming bargaining session. When we talk a bit more, it quickly becomes apparent that they are only seeing half the story. Specifically, they are only thinking about “positive power“.

Positive negotiating power comes from all of the things that put you in a good position to negotiate. Having plenty of time to make a deal, having attractive alternatives, having plenty of funding, etc. – these are all sources of positive power for you.

What my clients always seem to overlook is that they also have “negative power” working for them. Negative negotiating power comes from limitations and restrictions that the other side of the table is working under. These can include the need to reach a deal quickly, not having a good alternative to dealing with you, or even limited availability of funds.

Final Thoughts

The power that you have during a sales negotiation isn’t something that sits on the table next to you. Instead, it’s more like a feeling of confidence that you have when you sit down at the table.

Not only do you have the easily recognizable sources of positive power working for you, you also have the hidden sources of negative power on your side also. If you can learn to spot both of these power sources before you enter into your next negotiation, then you will be able to close better deals and close them quicker.

Secrets To Making The Biggest Deal Pizza! (c) - 2008

Recently I was talking with some friends of mine who are planning on using the current depressed real estate market to “trade up” and get a bigger / better house. They were lamenting the fact that this process was going to require them to negotiate with the sellers. They had come to me because they knew that I teach others how to use negotiation to quickly close bigger deals.

What they wanted to do was use that “win-win” technique that they had heard others talking about and they wanted me to teach them how. Sigh. Nothing in life is ever as easy as it seems, but from this experience I thought there were a few key points that you might be interested in…

The Negotiating Pizza

When I started talking with my friends about the house that they wanted to buy, I kicked off the conversation by asking them what they wanted to get out of the negotiations that they knew would be required. They said that price meant everything to them – they could only afford to spend so much money.

Dear reader, clearly we were starting off on the wrong foot. The problem is that my friends were looking at the negotiations for the house that they wanted as a pizza. Assuming that that pizza had been cut into 10 slices, they wanted to make sure that they came out of the negotiations with at least 6 pieces and not 4 pieces. This is not win-win negotiating.

In their quest to get the house that they wanted at the lowest possible price, my friends were approaching the negotiations as a contest – a contest that would have a clear winner and a clear loser. No wonder they were nervous!

A Better Negotiating Pizza

Win-win negotiating has everything to do with how both sides of the table feel after the negotiators are done. If somebody feels as though they’ve come away with less pizza than the other side, then it wasn’t a win-win discussion.

What you need to do is to make the pizza BIGGER. That way it doesn’t become a matter of who gets how many pieces, because both sides actually walk away with more pizza.

In working with my house buying friends, I asked them where they had some flexibility – what else could we add to the negotiations besides just price. It turns out that they were flexible on when they could take possession – they didn’t need to move in immediately. Also, my friends are handy fixer-uppers and so they were willing to make changes to the house – the current owners didn’t have to actually have the work done.

Final Thoughts

In the end, these two additional negotiating points were what allowed my friends to successfully close the deal. The current owners had not yet picked where they wanted to move to so having more time to get out of the house was very important to them. Additionally, they had a lot of fancy furniture that they didn’t want to have to worry about covering while the house was being painted, etc. My friends got the house for a fair price and everyone went away with more than enough pizza.

Sales negotiators who learn how to make the pizza bigger for both sides of the table will be able to close better deals and close them quicker.

Sales Negotiators Need To Learn To Just Keep Their Mouth Shut!Negotiation is all about power. The trick to walking away from a sales negotiation feeling satisfied about what you were able to achieve is to make sure that you walk IN to the negotiation with more negotiating power than the other side has. Sounds easy doesn’t it? I’ve been amazed  over and over again to see sales negotiators just give away their negotiating power to the other side time after time. They just don’t realize that they are doing it. Let’s see if we can put a stop to this…

How Do Sales Negotiators Lose Power?

Negotiating power can be a be a funny thing. You can have a lot of it and not even know it. Likewise, you can give it away and not be aware that you are doing so. There are a lot of ways to lose power but the #1 way is for you to run your mouth too much. Ultimately negotiating power is all about having more information. Whichever side of the table has more information about the other side has the power. Information can be used against you, so you want to hold on to it as tightly as possible.

How To Hold On To Power During A Sales Negotiation

If only it was as easy as keeping your mouth shut! Nope, there are actually a number of things that you can do in order to ensure that you keep the upper hand when it comes to negotiating power during you next sales negotiation:

  • Don’t Talk Business: In the small talk that occurs before the start of any sales negotiation, don’t talk about business. You might be able to not give away any secrets, but maybe you’ll make a mistake. Stick to weather, sports, family – anything but business.
  • Let The Other Side Do The Talking: Even better than you talking is getting the other side to talk, and talk, and talk. Just as you can leak power to the other side, the more they talk the better the odds that they will say something that will give you more negotiating power.
  • Keep Your Timeline A Secret: At the end of a fiscal quarter, negotiating with a salesperson who has already met his / her quota is completely different from negotiating with one who hasn’t. If you are this salesperson, don’t let the other side know where you stand – also don’t mention if business has been slow, or if you’ve got product piling up all over the place.
  • Don’t Start With Discounts: All too often salespeople will start a sales negotiation that they are anxious to close by offering a discount or some other enticement to the other side right off the bat. Don’t do this – although it might have worked in some other negotiation, if you start this way then the other side won’t see the value in your offer and you will have lost power even before the negotiations have begun.
  • Tell Everyone On Your Team To Shut-Up!: Even if this discussion sinks in to your brain, you can still lose power by comments that the engineers, procurement staff, and even the lawyers on your team make. Take the time BEFORE the sales negotiation begins to huddle with your team and explain to them that the more they talk, the more negotiating power they will be giving away to the other side.

Final Thoughts

Things that we can’t see are hard for most of us to get our hands around. Power in a sales negotiation is one of these things – it can be hard to tell how much of it you have and if you’ve lost some of it. Remembering to keep your mouth closed and working with your team to make sure that they do the same thing will allow you to close better deals and close them quicker.

Sales Negotiations With The French Requires Understanding Of Two Key Differences

So what is your view of the the French? Is your view of this magnificent county and its people shaped by those Inspector Clouseau movies that you used to watch while you were growing up? If it was, then it’s time to get over it and move on – they negotiate much differently than you do.

As with all things in sales negotiations, there is no right or wrong as long as you are able to eventually reach a successful conclusion to your sales negotiations. The trick when dealing with the French is to realize that they approach negotiations differently than either Americans or British do.

There are two key characteristics that every sales negotiator needs to know when dealing with French negotiators. The first is HOW they approach sales negotiations, and the second is HOW they view concessions.

In all honesty, we Americans always seem to be in a rush when we enter in to a negotiation – we work from the bottom up. We pick the first point, try to hammer out an agreement, and then move on to the next point. The French have a completely different approach – if I had to use a 50 cent word I’d call it a more “holistic” approach.

The French prefer to work on a sales negotiation from the top down. They’ll try to reach agreement on the basis of some broad principles first, and spend time working out the details. While they are working out the details, they will constantly refer back to the central agreement on the broad principles. Since you start from a point of agreement, it always seems like the rest of the work is just sorting out the details and that an agreement will eventually be reached.

When it comes to concessions, the French have a very strong sense of quid-pro-quo: they always want to get something in return. Unlike Americans, the French have no problems tying strings to their concessions – you are going to have to give something up if you want to get them to give in on a point.

There you have it, it is possible to reach a successful sales negotiation deal when the other side of the table is French. You just have to remember that their approach to the negotiation and to concessions will be different than yours and you are going to have to change to make the deal work out.

When Negotiations Hit A Deadlock, Special Techniques Are Needed To Move Forward

So how many times has this happened to you: there you are happily negotiating along and then all of a sudden *bang* you run into an immovable deadlock. Some issue or some condition that neither you nor the other side of the table seem to be able to see eye-to-eye on just brings everything to a screeching halt. Hmm, what’s a negotiator to do? All too often negotiators bump heads for awhile trying to convince the other side to change their minds and then give up when this turns out to not be possible. There has got to be a better way of handling this! It turns out that there is…

Here are six (plus one) techniques that the folks over at the Karrass institute recommend for dealing with the deadlocks that occur in negotiations:

  1. Change The Setting: The negotiations up to this point have taking place at a specific location. If you now change the setting, then all of a sudden both sides will feel like they are starting a new round of negotiations. This means that all of the old assumptions about what would or would not work are (almost) thrown out the window. This fresh perspective might be just what both sides need to go back and revisit the issue that is causing the deadlock.
  2. Change The Negotiator(s): We are all so vain that we almost never consider this possibility, but it can be a powerful option. Sometimes we run into a deadlock because one or more of the negotiators who is involved in the discussions just can’t find a different way to look at the situation. This is often the case if the negotiations have gone on for a long time. If you switch out the negotiator, then you may find that the negotiations have taken a step back as the new negotiator works to establish a relationship with the other side of the table, but this might be just what is needed to move the discussions forward.
  3. Change Levels In The Organization: Often times a deadlock is a result of the negotiating parties not having the authority needed to be able to suggest an alternative. If this is the case, then a good way to deal with the problem is to kick it up to higher powers. They may be able to quickly find areas in which they can bend and that could get the whole discussion back on track quickly.
  4. Provide Additional Information: Each side of the table must have a reason for not being willing to budge on the deadlock issue. This reason is based on the information that they currently have. Sometimes bringing the information that you have based your position on and laying it out on the table before both parties can result in a change. The other side might point out that one of your assumptions is incorrect or they may be surprised to learn a fact that they didn’t know about. Either way, this might be just what is needed to get things moving again.
  5. Go “Off The Record”: Depending on the level of rapport that you have been able to build with the other side, this could be just what is needed. When you go off the record, you indicate to the other side that you are going to have a discussion with them about negotiating strategy that once completed will not be mentioned again. This is designed to show how much you trust the other side and to see if perhaps both sides of the table are trying to reach the same end point and are just getting tripped up by a minor issue. Careful with this one, you might be tipping your hand too much or too early in the negotiations.
  6. Say “Let’s Shift Into The Both Win Mode”: Although this doesn’t really mean anything by itself, it’s a great way to communicate to the other side that you would like to find a way to create a solution that works for both sides. Just by indicating that this is what you are working towards can often be the spark that causes the other side to start to consider more possible ways around your deadlock….and I promised you one more way to break a negotiation deadlock and so here it is:
  7. Take A Break: it sounds so simple that often we overlook it, but taking a break and stepping away from the table can often be the most powerful way to break a negotiation deadlock. We all have a tendency to get caught up in a negotiation when we are in the thick of it and our ability to think of creative ways to resolve deadlocks can decrease the longer that we’ve been negotiating. Taking a break might be just what the doctor ordered to get our creative juices flowing again.
